The Seller Financing, called an Installment Sale or Credit Sale means that the Seller will become a lender for the Buyer. There are many different ways to structure such sale. In this particular situation Buyers down payment will be held in escrow for the term of the agreement. The agreement can be structured as a fully amortized sale or a sale with the balloon payment at the end of the agreed period of time. To keep it simple, please think about a possible Seller Financing agreement as a "regular" sale for which to happen you would have to agree with the Seller for the amount of down payment, period of the agreement and monthly payments. So, in your possible offer on-line please indicate the amount of down payment, the amount of monthly payment you would be willing to pay and the time of the agreement (e.g. 2, 5, 10 or more years - up to 30). Based on your offer, we will provide you with a draft of the offer for your review. You will be able to meet with the Seller, myself - the Listing Broker and Cimpler Real Estate lawyer who would help to structure and finalize such agreement.
